Welcome to Tennessee
I love getting a call from someone who's new to Tennessee.
There are few things I enjoy more than introducing someone to the place I chose to call home. I still get excited showing people the communities, scenery, and opportunities that make Middle Tennessee such a special place. There really is something here for almost everyone.
Trying to buy a home from another state is a little like fishing for the first time.
It looks easy enough.
Then you realize only the locals seem to know where the fish are.
An hour later your line is tangled, you've somehow hooked a tree behind you, and you're wondering why everyone else seems to know something you don't.
Trying to navigate the Tennessee real estate market from another state can feel much the same. It starts with finding a house. Then come the communities, the contracts, inspections, lending, taxes, logistics, timelines, and dozens of local decisions you're expected to make from hundreds or even thousands of miles away.
That's where experienced local representation makes all the difference.
I've made the move myself. I'd make it again.
Today I help buyers navigate those same challenges every day. With decades of real estate experience, licenses in Tennessee and California, and years of helping clients relocate to Tennessee from all over the United States—including many from California—I become your local representative.
I'm here. You're not.
While you're living your life from afar, I'm getting to know the property, teaching you the communities, explaining the process, meeting inspectors and contractors, coordinating appointments, sending videos, answering questions, and solving problems before they become surprises.
You stay informed.
I stay local.
I help out-of-state buyers evaluate property throughout Nashville, Franklin, Brentwood, Davidson County, Williamson County, Columbia, Maury County, and communities across Middle Tennessee.
Below are some of the situations where experienced local representation makes all the difference.
Relocating to Tennessee
Most relocation clients start by asking me to send them homes.
The homes come later.
First we figure out where you'll be happiest, what kind of lifestyle you're trying to build, and whether the property you're considering actually fits the life you're hoping to create—not just the photos you saw online.
People relocating from different parts of the country bring different expectations, different priorities, and different definitions of the perfect home. The right community, the right property, and even the ideal amount of land can look very different depending on where you're coming from.
And you may not know this yet, but the ideal amount of land and the acceptable amount of maintenance aren't always the same thing.
I made the move myself years ago. That first-hand experience continues to shape the way I help clients relocate to Tennessee today.
Local representation isn't just about opening doors. It's about having someone here who understands what you're walking into before you do.

Buy Your Own College Housing
Why spend four years paying for someone else's real estate?
You've spent nearly two decades saving for your child's college education.
Then, for four years, you're expected to help pay for someone else's real estate in Nashville.
Whether it's a dorm room the university still owns, an overcrowded student rental, or a luxury apartment with a resort-style lobby, rooftop grills, a coffee bar, and an elevator that leads to a 550-square-foot box, the result is usually the same. When graduation arrives, the degree belongs to your child.
The real estate belongs to someone else.
For some families, buying a home or condo instead changes that conversation completely. Your student has a place to live, and when the diploma is hanging on the wall, you still own a tangible asset in one of the country's fastest-growing real estate markets.
Some graduates stay in Nashville and continue living there. Others move on, leaving you with an investment property instead of four years of housing receipts.
You never have to set foot in Tennessee if you don't want to.
I'll coordinate the local lenders, meet the inspectors, deal with the HOA, review rental restrictions, coordinate move-in logistics, answer your questions, and keep the process moving while you're living your life back home.
That's what experienced local representation is supposed to look like.
Of course, I have a feeling I'll eventually see you at orientation... or parents' weekend.
It's not just an investment. It's a different way to think about paying for college.

Out-of-State Investment Buyers
Many out-of-state investment buyers start with one of these thoughts:
"Real estate has become too expensive where I live. Tennessee is still growing, and it's relatively more affordable."
"The market where I live has been flat for years. Nashville seems to have real long-term growth potential."
"Businesses, jobs, and people aren't moving to my area anymore. Middle Tennessee seems to be attracting all three."
"I may want to live there myself someday."
They're not wrong.
Middle Tennessee's growth is real. And the music is only getting louder.
But where do you start?
Nashville, Franklin, Columbia, and Maury County each tell a different growth story.
The right town. The right neighborhood. The right price point. The right property. The right long-term strategy.
The headlines are usually right about the region. Understanding the heat map is the hard part—what's hot today, what's happening next, and what's already over. Middle Tennessee is a big chunk of the state. Not every community is attracting relocation. Not every town supports endless new construction. Not every property benefits equally from the region's growth.
Having experienced eyes and ears on the ground before you buy can make all the difference.

International Buyers
Many international buyers are introduced to me through trusted real estate agents, attorneys, financial professionals, and past clients in their home country. Others simply reach out directly after deciding to purchase property in Tennessee.
Regardless of how the conversation begins, it usually starts with education.
Buying property in the United States often means learning an entirely new system. Lending practices, banking procedures, taxation, legal requirements, contracts, inspections, construction methods, neighborhoods, and even the way real estate transactions are conducted can be very different from what buyers are accustomed to at home.
Whether you're purchasing in Nashville or another community across Middle Tennessee, my role is to help make that transition understandable while providing experienced local representation throughout the process.

Referral Clients
A large portion of my business comes through referrals.
Some come from real estate agents, attorneys, CPAs, financial professionals, and an expanding network of international referral partners. Others come from past clients, friends, neighbors, and family members who simply tell someone, "Call Aaron."
Professional referrals deserve professional treatment. Competitive referral fees are paid whenever appropriate and permitted, but protecting the referring professional's reputation, credibility, confidence, and client relationship will always be my highest priority.
Whether your client is relocating to Nashville, Franklin, Brentwood, Davidson County, Williamson County, Columbia, Maury County, or another community across Middle Tennessee, my goal is to protect your reputation while providing experienced local representation.
The referrals I appreciate most are the ones that come from past clients, family, friends, neighbors, and the people who know me best. They're simply telling someone they care about, "Talk to Aaron. He'll know what to do."
Nothing means more than someone trusting me enough to confidently put their own name behind mine.
